What we can offer you
Anderson Swift will, subject to negotiation, offer you a fixed monthly payment to lease your HMO for up to 60 months – guaranteed rent.

You would need to maintain the structure of the building, roof, walls, windows, external doors and ground work including utilities, pipes and cabling into the property, alongside the boiler and central heating and the fire alarm/smoke detection system. You would need to ensure the property is compliant at the end of the current HMO licence.
​
We also need you to comply with any EPC legislation/Codes, and provide us with the certificates (this currently needs to be a "E" rating or above). We’ll take care of everything else.

Your property would need to have grand-father rights or planning permission/LDC, and at least 5 good size bedrooms, or the option to create such.
You’ll need a “consent to let” if the property is mortgaged (which we'll need to see), or we can create a management agreement. We would also seek to register an RX1 with the Land Registry for the duration of the agreement. Get in touch to start a conversation.

EPC/Gas Safety/EICR Electrical Safety/Fire Safety checks/HMO licence provision and documentation provision;

Monthly communal area checks/bi-annual room checks;

Notice period
We aim to keep you 100% happy and welcome conversation to discuss issues and, on rare occasions, complaints. Should plans change and you wish to end the agreement, 6 months’ notice is required in order to serve the necessary notices on tenants and comply with legislation; thus, allowing you vacant possession.
Tenancy Enforcement
We carefully select and reference all our tenants. In the rare event that tenancy enforcement is needed through the courts, we would complete this without your involvement, provided we have a lease; and also provided our agreement with you has not resulted in breach of contract.
